Creating a Property

Step-by-step with form or AI, every field explained.

You can create a property in two ways: using the AI Assistant (fast) or the manual form (full control over every field). This article covers both.

Using the AI Assistant

  1. Open the AI Assistant (floating button or shortcut from the Dashboard).
  2. Say what you want in plain language. For example:
    • "Create a 2-bedroom apartment in Porto for 4 people, 80 euros per night."
    • "Add a house in Lisbon with 3 bedrooms and 6 guests."
    • "New property: studio in the city center, 2 guests, 60 euros per night."
  3. The AI creates the property with the main fields filled in. You can then open it and edit details (photos, address, cleaning fee, etc.) if needed.

This is the fastest way when you want to get a property into the system quickly.

Using the Form

  1. Go to Dashboard and open Properties in the sidebar.
  2. Click New Property (top right).
  3. Fill in the form:

Name

A short name for the property (e.g. "Apartment T2 – Porto Center"). This appears in lists, the calendar, and reservations.

Type

Choose the type that best fits: Apartment, House, Studio, or other options offered. This helps guests and your own filtering.

Address

Enter the full address: street, city, postal code, country. The address is used for the property details and for any automated messages or documents that include location.

Capacity

Maximum number of guests allowed. The system uses this to validate reservations and to show correct capacity on public pages.

Bedrooms and Bathrooms

Number of bedrooms and bathrooms. Useful for search and for guest information.

Base Price per Night

The default price for one night. This is used to calculate the total when creating a reservation (number of nights, seasonal rules, and long-stay discounts may apply on top).

Cleaning Fee

A one-off fee per stay. It is added to the total when you create or quote a reservation.

  1. Click Save. The property is created and appears in your Properties list. You can then add photos, set calendar sync, or create reservations.

After Creating

  • Add photos in the property edit screen (see Property Photos).
  • Configure calendar sync in Settings if you want to import availability from other platforms.
  • Create your first reservation from Dashboard → Reservations or via the AI Assistant.
